Mechanic's Lien Act
Under Mechanic's Lien Act, a subcontractor's lien is limited to the amount owed to its immediate contractor. The Act seeks to balance the rights of owners, contractors, and subcontractors, and allows those furnishing labor to obtain a lien where the owner has received the benefit of improvements or increased property value.
